From the bank...to a buyer?

Here's a Laguna Niguel bank-owned property that's successfully made the trip to the "backup offers accepted" stage that is eluding so many others right now. Will this make it all the way to closing?

If it does, it's going to help re-write the neighborhood comps. And not in a good way.

From listing: Bank Owned Nearly New San Juaquin Hills Opportunity Awaits you! Granite Counter Tops and Stainless Appliances. One Bedroom Downstairs with Bathroom. Upgraded flooring and other upgrades. Located in a Guard Gated Commmunity which offers Association Pool and a Spa just up the street. Very Low Assocation dues and NO mello roos. This is the best home for the price in Laguna Niguel.

Not bad at all. A big, four-year-old, luxury home in Laguna Niguel for $840k. Doesn't look trashed or destroyed from the photos. So what if the photo makes it look like the houses in the area are packed in. There's granite countertops in the kitchen!

This property came on to the market Dec. 20, and it's already gone. That should tell you all you need to know about how important it is to set the price aggressively right from the start.

Assuming the offer was accepted at full asking price, and that the transaction does close, the decline from the 2005 peak price would be $231,100 or 22%.

Here's what the neighbors are up to:
