We recently drove through Ladera Ranch and again were impressed by the interesting architecture of the buildings (both residential and commercial). So, why not take another look at how one of South OC's boom-era developments is doing.
Foreclosureradar.com shows 228 properties in the 92694 ZIP code as being in some stage of foreclosure. Of those, 35 are bank owned; 71 are approaching auction; and 122 are preforeclosures. Here is one of the preforeclosures that has an interesting story to tell:

How predictable was this situation? Very. The current owners - whose primary residence is listed as another address in Ladera Ranch - purchased this property new from the builder in 2003 for $593,000 using 80% financing. Assuming this was a fully amortizing loan, they would have been paying down the $473,700 principal for the past five years and likely wouldn't be in a short sale situation.
But they didn't keep their $119,300 downpayment trapped for long. In late 2004 they took out a $299,773 second from Countrywide. The real kicker was in March 2006, when they refinanced into two loans totaling $965,000 from Countrywide. Are you freaking serious?
That would mean Countrywide believed the property had appreciated $372,000, or 63% in less than three years to be sufficient collateral for the loans. A notice of default was filed in January against the first loan.
Redfin says the median home in Ladera right now is valued at $270 per square foot. If we assume this goes for our subject property, it should sell for $621,000. Would BofA take that? Since this is a second residence (investment property), the rules say our tax dollars shouldn't get wasted paying for this debacle.
Assuming the short sale can get completed for the current asking price, it would mean a loss in excess of $300,000 before sales costs and lost interest and fees.

Lived in Ladera. Built a home in 2003 for $460 or $480, cannot remember. We were upgraded to the hilt. Small lot. No pool. 3 car furnished garage. Media. Outdoor entertainment area. Family required a move. Sold two years later for just over $1 mil.
It was a nice home. I never would have bought that house for $1 mil. Never.
Fraudera Ranch. Land of stuck up pretentious wanna be rich posers. Put a fork in it, its done. Too bad we are not locking up all of these equity thieves who stole money from the banks to promote their unrealistic lifestyles. Now our country is about to enter a greater depression than the first because of the greed of these fools! I want to see most of the Real Housewives of OC and their type living in trailers in Blythe soon.
Anon 6:51 should chill out. Ladera is and will continue to be a great place to live. Look at it as an oppotunity to buy low at the huckster's expense. But don't like fake boobs you say, well, can't help you there.

Has nothing to do with the fake boobs and everthing to do with the waste and lack of responsibility. Our whole country is going to continue suffering for many years because of the greed and lack of morals by this spreading class of equity bandits (wannabe rich posers). It is not just Ladera, there are pockets of this all over our country. Real Housewives, MTV Cribs, Super sweet 16 and many HGTV shows show the larger than life lifestyles these people expect and feel entitled to on a middle class income. We as a society are paying for it and so will our grandchildren.
The good news is that it will be many years before people think that shallow materialism is cool again. We are all going to go green, but not to save the Earth. It will be to save our families and survive like our grandparents did during the Depression and WWII. Plant your gardens now and store food and ammo because if you think Hurricane Katrina and the LA Riots are bad you haven't seen anything until a lot of the country is hungry and willing to do anything to get food. That may be coming if unemployment continues to grow and btw they aren't calculating unemployment like they did during the Depression. The government isn't including those FT workers forced to make due with PT work and those discouraged who have given up looking and can't collect unemployment anymore.
