Star-powered real estate coup?

Yesterday, the OC Register's Jon Lansner showed us that Real Housewives of O.C. "celebrity" Tamara Barney and her husband have placed their home for sale, with an asking price of $1.599 million.

See, they paid $1.320 million in 2005. There are no pictures yet on the Redfin listing, which has been active for a little less than two weeks.

Here is the listing description:

Tuscan Beauty! This very desirable plan 3 sits on a pie shaped lot at the end of a long cul-de-sac with only 4 houses on the street. 5 bedrooms all with full bathrooms. down stairs office with built in bookcase.loft, master bedroom retreat, hardwood floors with custom stone inlay. Large kitchen with granite center island. rustic wood beams, crown molding, Iron staircase. Entertainers DREAM yard. Wrap around yard has everything. Saltwater pool and spa w/ waterfalls, fireplace, fire pit, built in grill with prep area, 2 refrigerators, built in covered bar, lush landscaping and so much more. A MUST SEE
At least they didn't throw on the cheesy "celebrity owned" tag. 'Cause that would be over the top.

We also got this from the story: "Tamra says the couple 'isn’t upside down, like a lot of people' with their housing financing – public records say the home was bought in 2005 for $1.3 million. And 'if it sells, it sells. If it doesn’t, that fine, too.'"

One commenter on the story said public records show total debt of $1,317,500 on the property. Another mentioned that a larger home in Covenant Hills sold recently for $1.15 million. Is this property theoretically worth about $450,000 more?

In an interesting twist, today the Register reports that home values in Ladera are down 34.5% year-over-year, at least according to DataQuick's math. From the story: "The sharp decline has forced homeowners to make hard choices as to whether they should short sell or foreclose on a property that's worth far less than the value of the mortgage."

In this case though, it appears the Barneys are simply testing the market with a wishing price. Would you as a buyer really be motivated to invest your time negotiating with them considering their "we don't need to sell" attitude?

Interesting that the story top is about people thinking their homes are worth more than their neighbors.

I'm sure there aren't any pictures after nearly 2 weeks is beacause the realtard knows they aren't motivated and it's over priced so why bother.

Weird- I saw that home listed on day one via RedFin. They even had pictures of their TV turned on with her on the TV as well as 10 or more additional pictures. They maust have removed the pictures.
The new Pardee homes in Covenant hills are at $200/sq foot. (asking price). I have to wonder how thta will effect those seller that are looking for $400+/sq foot.
