Rollback in Laguna...still $740/sq ft

The owner of this Laguna Beach property is trying to get $740 per square foot for their home. Laugh if you'd like, but it's actually more than $100 per square foot lower than the past seven sales there have fetched. But even at that premium, it's well below what they paid in 2006.

We used to live in a property roughly this size. It eventually got a bit cramped, and it only had one bedroom and a den. How would a property like this feel with three bedrooms? For this much money? Ahh yes, one block from the beach. 'Nuf said.

There have been four price reductions since the house came onto the market in June for a total of $170,000 off the original asking price. Assuming the home can be sold for the current price, it would mean a loss of $268,940 off the 2006 price, including 6% sales costs. It also would be a 22% depreciation off the previous sales price. Are we now beginning to see a slow unwinding of the high end?

I'm sure I'm in the minority, but I'm not a big fan of valuing a home based on $/sq ft,regardless of lot size. This tiny house is huge relative to it's lot size. I think Arch Beach Heights homes transact at a discount to the rest of Laguna on a $/sq ft basis and so should this place.

You're in the minority, but being in the company of sheeple who equate size with quality isn't company I wish to keep either. Don't worry, it's all changing...

$/sq ft measures certainly aren't perfect. It would be nice if they were, though. Interestingly when I went back into the LA Times archives a while ago I found they used to publish that form of data when talking about real estate prices during the late 80s-early 90s.
