The photos are nicely done, and the house obviously shows well. The question is not whether the property is high quality or not; we know it is. The issue is whether the property and its assorted upgrades supports the current asking price, or whether it will ultimately be forced down by the market before a sale can be made.We have to admit, this is the first time we've heard of a carpet described as "scrumptious." What is next - delectable drapery? That adjective could score some points with the literary crowd for the use of alliteration.

I don't think a 3,500+ sqft home has sold in Moulton Ranch in the last year or so, except for one a few months ago under $1.0M with geo problems. The $1.0-$2.0M price range has been the hardest hit in my opinion. Hope this one bucks the trend.

If you want to see the best roll-back - profile 10 Hampshire in Ladera Ranch - sold in late 2005 for 2.5million, foreclosure and bought for 1.55 (bank accepted a write-down on its 2.1m mortgage)
