This high-end (though for Coto, it's more along the lines of average) property looks great, so our guess is that price has something to do with the fact that this one has been on Redfin for more than 200 days. For example, nearby 4 Eisenhower Lane is a bit smaller than this property, but it has one more bedroom and is on a much larger lot. The Eisenhower house, which recently came on the market, is asking $1,099,000 (which, by the way, is virtually the same amount its owners paid in 2004).Is our subject property really worth $426k more that that neighboring property? Hard to believe it is. If the Sunningdale property were to somehow sell at the current price, which is a stretch considering how long it's been on the market, the loss would be $225,700, assuming 6 percent selling costs.

Hey man, thanks for the finds. Both properties look great. Another 20% drop and I may consider. To answer your question on the comparative value, house 2 is 3200 sf while house 1 is 4000 sf. That 800 sf difference, at a marginal $200/sf rate = $160,000. House 2 has extra 1500 sf for its lot - both have some views, but house 2 backs a street while house 1 backs the golf course - I'm calling it a tradeoff - personal preference. The yard in house 1 is much more highly upgraded. Having gone through that pain I'm thinking that's about $100,000 of work. Then house 1 is also more highly upgraded inside, granite kitchen, GE frig, wrought iron stair railings, entry flooring - so let's say another $30,000, the total difference in value in my estimation would be $290,000, not $426,000.
Nice work. I agree that the first is better, but NO WAY worth that much more. I'll take either at a big discount though lol
